241 AFFORDABLE APARTMENTS
Summary
Located at 805 R Street, Monarch is a mixed-use, affordable housing project to be constructed on a one-half block in-fill site within the R Street Corridor in downtown Sacramento, CA. The project will transition a former State of California storage warehouse into 241 affordable housing units between 8th Street and 9th Street on the north side of R Street.
805 R Street will be a five-story, 197,934 Square Foot (SF) building consistent with the requirements of the Central City Special Planning District. The project is comprised of the following components:
Up to 241 residential units regulated at low or very low income levels
30 units reserved for formerly homeless and at-risk households
3,428 SF of commercial space for art related and/or neighbor serving businesses
16,369 SF of private and public outdoor spaces
36 vehicle parking spaces at ground level accessed via Quill Alley
Up to 264 long-term secured bike parking spaces
40 short-term bicycle racks located around the building
Continuation of the new R Street streetscape.
Other amenities include: an exercise studio, event courtyard, small corner plaza, patio decks for the street level live/work units, a private resident courtyard, a resident multi-purpose room, laundry rooms on each floor.
Preference for occupancy given to artists with affordable housing needs.
Our design goal is to recognize the R Street historic industrial look while giving the building a modern feel.
Timeline: Monarch will start construction in March 2024 and is scheduled to be finished in spring 2027.
